It is located on the top floor of a six-story building with a lift and enjoys an open view of the square and the church. It is therefore very bright, airy and very quiet and will allow you to enjoy your holiday or work in peace. Inside you will find two large double bedrooms, a bathroom with shower, a large living area with sofa bed and smart TV and a kitchen equipped with everything you need, including a dishwasher.
In the bedrooms and in the living room you can always enjoy a pleasant temperature thanks to the three air conditioning splits! All furnishings are new!

The apartment, entirely reserved for guests, is located at the sixth floor of a building with lift.
For two guests we prepare the double bed by default. If you want separate beds please let us know first! We will be happy to let you find all the beds ready for free!
CHECK-IN
Upon check-in, you will be required to show an identity document of all guests.
The tourist tax is € 2.00 per person per night for the first 5 nights. Minors, residents, law enforcement officers on duty are exempt. The amount is to be paid upon check-in.
Self check-in is possible.
DURING THE STAY
If during your stay something does not work or does not go well, report it immediately! We'll be happy to help!
Remember that you are in a private building! Respect the rest hours from 9 PM to 8 AM and from 1 PM to 4 PM. In winter, do not raise the temperature above 20 °C, and in summer not below 23°C. Do not leave objects (suitcases, bicycles) in the common areas.
Smoking is forbidden. It is forbidden to organize parties and welcome unmarked guests.
CHECK-OUT
Checkout is within 10 AM. Make sure you don't forget anything (especially cell phone chargers!), turn off the lights and all devices. Close the windows.

When you assign the stars try to be objective: if it has been raining all the time it is not our fault!
Roiano is a beautiful residential district that extends near the train station and it is really easy to reach. The district is nice, lively and well served: all services such as bank, supermarket, pharmacy and fish market are within walking distance. The windows of the apartment overlook the beautiful and imposing Church of SS. Ermacora and Fortunato and on the delightful Piazza tra i Rivi. On sunny days it is possible to enjoy the sun in the open-air tables of Pane Quotidiano Bakery (obligatory stop for a good breakfast) or to experience the lively local market.
From the apartment it is possible to reach easily both the city center, by car or by bus, or organize an amazing trip to the seaside, driving along the panoramic and fascinating Coastal Road to Miramare Castle and Duino Castle, or towards the Karst area via Strada del Friuli, which will give you wonderful views of the city and the sea.
For an happy hour at Barcola seaside, we recommend to become fond of Pane Quotidiano and also stop at their point of sale along the sea. The tables overlook the sea on a terrace and it is our favorite place to enjoy the winter sun or a trendy happy hour after a day at the beach.
If you want to walk on the Rilke Path to get to Duino Castle, we recommend a refreshment stop at Rilketto (Frazione Duino, 81 / D) or at Osmizza Pipan Klaric (check the opening here).
You can park your car at Park Roiano with the entrance from Via Moreri. The daytime rate is 50 cents/h for the first 3 hours, 1 €/h from the fourth hour onwards, in the evening/night time it is 25 cents/h.
From the apartment it is possible to reach the center in 6 minutes by car, or take line 8 which has its terminus just a few steps away (on Trieste Trasporti website you will find all the timetables).
In the neighbours you can find free street parking spots, but as we are in a residential area it could take a bit of luck. Pay attention to road signs and garages :)
The location is perfect for bike tours!
