The studio, entirely reserved for guests, is located at the fourth floor of an historical building with a lift and has no architectural barriers.
CHECK-IN
Upon check-in, you will be required to show an identity document of all guests.
The tourist tax is € 1.50 per person per night for the first 5 nights. Minors, residents, law enforcement officers on duty are exempt. The amount is to be paid upon check-in.
Self check-in is possible.
DURING THE STAY
If during your stay something does not work or does not go well, report it immediately! We'll be happy to help!
Remember that you are in a private building! Respect the rest hours from 9 PM to 8 AM and from 1 PM to 4 PM. In winter do not raise the temperature above 20 °C, and in summer not below 23°C. Do not leave objects (suitcases, bicycles) in the common areas.
Smoking is forbidden. It is forbidden to organize parties and welcome unmarked guests.
CHECK-OUT
Checkout is within 10 AM. Make sure you don't forget anything (especially cell phone chargers!), turn off the lights and all devices. Close the windows.

The apartment is located in a very strategic area. On one side there is the imposing Court of Trieste which opens the way to the elegant and very Habsburg Borgo Teresiano, with its light-colored historic buildings. At the shoulders you'll find the Public Garden, a relaxing destination for a pleasant walk. On the other side you'll find Viale XX Settembre, full of clubs, cinemas and entertainment.
Are you passionate about shopping, craft beer, billiards, cinema, historic cafes, theaters, places of worship? You will be spoiled for choice!!!
About eating we recommend our favorite places, but we are ready to add your preferences to this list!
- Caffè San Marco: historic café where you can breathe a truly Habsburg atmosphere (and even buy a book .... or dance!)
- Lettera Viva, Viale XX Settembre: from (slow) breakfast to an aperitif
- Liberty, Via Malcanton: award-winning patisserie
- Osteria Ai Maestri, Via della Sorgente: super recommended for fish dishes
- Buffet da Rudy, Via Valdirivo: the right place for typical local meat dishes
- Murphy's Meeting Point, Galleria Fenice: one of the best sandwich bars for those evenings with the munchies :D :D
- Odioilbrodo, Via Crispi: a fast food dedicated to chicken. Try the delicious dishes of the month!
- Gelateria Soban: award-winning ice cream parlor.
The historic center is also easily reachable by feet. We advise you to visit the Rossetti Theater and then do the "listòn", the walk of the 19th century ladies up to the Church of Sant'Antonio, to the Grand Canal and then to Piazza Unità.
It is really easy and comfortable to reach the apartment by car; we recommend to book a parking spot at Parking Saba Foro Ulpiano (website: Sabait.it) located just 220 meters away!
From the station you can reach the apartment in 7 minutes with line 17/, the line most used by university students! In 13 minutes by bus (with lines 17 or 9) you will reach Piazza Unità... unless you prefer to take a nice walk along Viale XX Settembre or Borgo Teresiano!
